We are a Funchal-based operator with a permanent local team. We already run the Funchal City Apartment under permit 172524/AL and the Madeira Remote coliving brand at Casa do Pico, and our sister network Madeira Friends runs 800+ community events per year — direct-booking traffic, OTA distribution (Airbnb, Booking, Vrbo), and a real community of repeat guests come built in.

Our commission structure compared to the Madeira market: at 22% flat, we sit at the mid-point of the 18-28% professional range. We do not absorb cleaning into your share (we pass it through to the guest at cost) and we do not mark up maintenance (also at cost). A 18% headline rate from another manager typically becomes ~26% effective once cleaning is absorbed and maintenance is marked up. What you get monthly: a clean PDF statement showing every booking line-by-line, OTA commissions broken out, our fee shown as percentage and absolute, taxes itemised, net payout highlighted. Annual summary in January. You can call or WhatsApp the same person who runs your account — no platform support queue.
